Regency Studio at 82 Cathedral (1.0)

Tucked along Cathedral Road, the Regency Studio is one of those small spaces that quietly holds its charm.
Focus on restoring the studio’s sense of calm. Ensure all surfaces are wiped thoroughly, including side tables and kitchen counters. Windowsills are easily overlooked—please give them attention. Always open the windows briefly to freshen the air and leave the space feeling renewed. The staging should feel intentional—cushions plumped, throws folded, and everything aligned with care.

The Suite at 82 Cathedral (1.0)

The Suite has a quiet confidence—sleek, spacious, with a shower guests often mention in reviews.
The glass screen should always be left spotless, wiped down with care, and the waste trap cleaned as if you were preparing it for the very first guest. No smudges in the mirror, no dust hiding in the bulbs.
Curtains should feel styled, not just opened. And don’t forget the window sills—spotless as ever.
A few extra rolls of toilet paper, a final staging eye before leaving, and it’s ready to impress.

The Loft at 82 Cathedral (2.0)
.jpg)
The Loft has a lived-in charm, with high ceilings and soft corners that invite families to settle in. It’s a favourite for those drawn to its Victorian feel—books on the shelves, light on the floor, and little ones padding around.
Sofas and reading nooks need to be crumb-free, and every plate and piece of cutlery should feel freshly polished.
Don’t forget the ceiling window—always double-check it’s closed before you go. One rainstorm left open is all it takes to learn that lesson. The shower is prone to flooding so please never forget to deep clean the shower trap.

86 Ryder - Sapphire (2.0)

Sapphire, at 86 Ryder Street, carries the grace of something newly restored—fresh lines, soft textures, and a quiet sense of care in every room. There’s a fireplace at its heart, and around it, surfaces that tend to collect the kind of dust guests never forgive: the top ledge, the back of the TV, the cool edges of polished wood. The oven should always be wiped, even if untouched—we keep ours pristine not because they’re used, but because they’re ours. Don’t miss the microwave, and if you find spare linen that’s clean, fold it away neatly. Here, a couple of extras can be left behind, just in case.

86 Ryder - Pearl (2.5)

The Pearl is one of those homes that holds itself with quiet pride—three bedrooms, one bathroom, and a layout that’s as thoughtful as it is welcoming. It’s often home to small families, so everything must feel both pristine and practical. From dustless picture frames to spotless kitchen unit doors. Shower panels and screens should be crystal clear—no streaks, no smudges. Always ventilate the space during your clean; it keeps the air fresh and the atmosphere light.
If you notice anything broken, worn, or not quite right, record it. If you can’t sort it yourself, don’t leave it—flag it clearly so we can. Details matter here. And when they’re cared for, this place feels always perfect.

Kestral Mews (2.0)

Kestral Mews is bright, grounded, and easy to love—open-plan living with a kitchen that gleams when treated right. The kitchen and floors here must be left pristine, no exceptions. Wipe every surface, polish where needed, and be mindful of what the light might reveal. Bathrooms should be spotless, with a calm sense of order restored.
The kitchen is central to that impression—it must shine. Fridge, oven, microwave, kettle, and toaster are our non-negotiables. The kettle should be free of limescale, the toaster crumb-free, and the microwave left as if never used.
Floors should feel freshly cleaned underfoot, bathrooms immaculate, and dehumidifiers both emptied and running. Spare bedding for the sofa can be left neatly if needed—always folded with intention, never an afterthought.

35a Howard Gardens (2.0)

The HG Collection carries a sharp, modern elegance—neatly laid out with bathrooms that shine like polished stone.
The tiling has a marble-like feel, and when cleaned properly, it reflects light in a way guests always notice. These bathrooms don’t ask for much—just consistency. Don’t hesitate, just wipe it all: tiles, shower glass, metal fixtures, sink, toilet.
Use the right products—we’ve already selected them for you. Familiarise yourself with what’s provided, and let muscle memory do the rest. The bathrooms here should never feel like they’ve been cleaned. They should feel like they’ve just been finished.

35a Howard Gardens (1/1.5)

In the kitchens at HG Collection, clarity matters—clean lines, polished finishes, and nothing left to chance. The plates come first: not just rinsed, but truly clean. No residue, no shortcuts. We never put away what we wouldn’t use ourselves.
Everything else follows that same quiet discipline. Metals polished. Bins emptied and relined. Surfaces wiped back to stillness. Before you leave, restock the essentials: multi-purpose spray, washing-up liquid, two tea towels, one sponge, two washing tablets, bin bags—and always tea, coffee, salt and pepper. Small gestures, but guests notice everything. And that’s exactly the point.

Dray Court (2.5)

Dray Court sits in the very heart of Cardiff, tucked just above the bustle of Queen Street. Access is easy—until 10 a.m.—but after that, you’ll need to park in John Lewis or the shopping centre nearby. It’s a bit of a walk from car to flat, so use the trolley for laundry when needed.
Inside, it’s a two-bedroom, two-bathroom apartment with a balcony that always draws attention—for better or worse. That means no cigarette butts, no cobwebs, and clean glass every time. The property is well-loved but showing its age, so cleanliness speaks louder here than anywhere else. Dust behind the TV. Glass tables. Headboards. Carpets. Even the lift and access door. Guests notice the things some people don’t always see—so look again, and leave no surface forgotten.
